Develop a 137,000 SF new ambulatory care center, the first phase of a community-based, highly specialized, high-tech ambulatory care campus on a 26.7 acre tract of land in Maple Grove, Minnesota. Provide a master plan for site development.
Our team came in $5M under budget for our project. Walker & Associates pointed out opportunities for cost savings that didn’t affect the aesthetics or the functionality of the project.

Leadership
- Multiple organizations had a stake in the project including Fairview Heath System, and the University of Minnesota Physicians. Walker provided a single-source contact throughout the project
- WALKER managed the project team and project communications, developed and maintained the project schedule and budget, coordinated the contractor selection process, facilitated the resolution of contracts, monitored and resolved design/construction issues

- WALKER prepared 3-month look-ahead schedules as well as the overall project development schedule
Results
- The owner requested an early construction start, so the team created a phased bid package/IGMP approach to meet that objective
- WALKER was responsible for managing and tracking all project costs
- developed a cost tracking template for the Owners for use throughout project
- prepared and maintained a capital project budget
- prepared quarterly project updates and monthly draw packages for processing by Fairview
- Project was completed on time
- Project was $5M under budget
